I believe although the the map shows Cockfosters they are referred to as formally Cockfosters and is the place in Potters Bar.

Site says "2 minutes from the Piccadilly Line and 3 minutes from the M25" ... so can't be Potters Bar, reckon has to be Cockfosters.  I used to live near 'Cockfesters' and the M25 is more like 6 minutes from Cockfosters Tube Stn, without traffic delays. Only properties within a 2 minute walk northwards are in Chalk Lane and if you carry on for another 2 minutes you'll find what we're all after - The Cock Inn ..
