Prices are definitely on the high side for the area, but if I don't like what I see when I step through the door, I'm more than happy to walk.  It's when things go bad after I've parted with the wonga I get super pi$$ed.  Compared to prices I've paid in and around London though, they're relatively cheap in the West Midlands even with the extras.
