Welcome BSG. At a first look she looks genuine, and looks like she might be pretty good. My only alarm bells are raised by the fact that both French kissing and Oral without are "at discretion" - which tends to mean that either she doesn't do them at all, or she charges extra for them, which you'll only discover once you've got your pants round your ankles and it's too late to back out.
