I inspected one of my properties after the tenants had been in it a year. One of the ensuite shower rooms was disgusting, covered in filth and mould, compared to perfect condition when she moved in. Turned out she had not cleaned it once, and had switched off the extractor fan because she found the noise annoying.

After sending her links to decent mould removing sprays and a how to clean youtube video, with the threat of eviction she got it mostly cleaned up. Then she confessed she had considered smashing up all the tiles in the bathroom because one of her friends had told her that would mean I would have to redecorate for her!  :scare:  :dash: :dash: :dash:

It's an old cliche but so many of the young ones today really haven't got a clue. I've got so many more examples like that one.

Also, surely she should have realised you could have charged her for redoing the bathroom if she'd actually gone ahead and smashed tiles. Pretty sure no one could argue normal wear and tear with damage like that.

That's what I mean about clueless youth.

Just out of Uni. Disposable attitude to everything. Someone else must have been cleaning up after her whole life. Probably mummy and daddy, who also just buy her what ever she wants. "Oopsie, I just smashed my £1000 iPhone X. It's ok daddy will get me another one".

Wouldn''t be suprsied if it's also a part of whats fueled the increase in the sugar daddy mentality.

Regular landlord inspections and a large deposit helps .

Once a year inspection alongside renewing the gas safe certificates (plus if there's any maintenance call out requests). Standard 6 week deposits with a very detailed inventory check-in to scare the bollox of them. Otherwise they don't bother me, I don't bother them. Usually good enough for most tenants.

3 month check for the first 12 months then 6 monthly 2 months deposit  .Thats pretty standard around my way .oh and no one under 30 without a guarator ..
i agree with the most tenants bit but sadly every now and then a bad one slips through the net  :dash:

Pat can you tell me which cleaning spray you use. A "friend" of mine said he has black mould spots in the sealant of his shower.

Anyway now that's off my chest. Wickes sell a goodun in a spray gun thingy for a tenner that'll get rid of that for your friend.

Subsequently, I was being harassed daily with texts and voicemail massages as she was either drunk or powdered up, and it was awful, especially as I was going through a bereavement. 

However I am so glad I did, as it exposed her for what she is, and then its up to you to make an informed decision.

I naively assumed that, WGs were professional enough so that a neutral/negative review does not make you a bad prossie.  Maybe, it may lead you to up your game or move on to something new.  Equally, if you thought the client was a douchebag, ignore it and move on.  Especially if you have a reliable and loyal set of regulars.  However I stupidly forgot that we are dealing with women who rarely get nuance....

Sometimes it should not be ignored, but reported, depending on what made the client a douchebag.

I'd say it's good that they do; they get an idea of what people like, which they'd like to deal with and which not. Also people here are more frank than on AW where reviews tend to be tinged with euphoria brought on by just having had a frolic.

Disputing a review is one thing, but harassment is something else, and you can go to the cops about that, they'll keep it quiet.

I've had a neg, didn't dispute it as I know I fucked up, and I'll own any if I fuck up again. A neutral could go either way, might be ish service, might be that you're just not into the bird. Nothing wrong with the latter, and a wake up call for the former.
