It's not new, it's been around from early last year, possibly older. The facebook page has entries from March last year.
I can remember asking about services at the time and got a very unhelpful response.
Funnily enough, around when the Granny flat came into use there were also thai girls being offered from an address on Holmfield Rd, fairly certain it wasn't this building though
