Preamble
I was in Warwick on business the other day, and checked out UKP to see if there was any prospect of a decent FBSM in the area. Having read a couple of positive reviews for Lisa, I thought I'd check her out myself. I had considered going to one of the oriental massage parlours in Leamington, but I tend to find you get a more consistent experience with individual therapists rather than those places, which can be a bit of a lucky dip.

Lisa was quick and polite in getting my appointment arranged, despite the fact I gave her very little notice. She initially couldn't fit me in, but another punter changed their appointment, and she immediately let me know and gave me the opportunity to take that slot, which I was pleased with.
Location
Lisa has a nice house in a quiet residential area just off Emscote Road near Homebase. I do, however, agree with some comments from previous reviews in that there is nowhere to hide in her cul-de-sac... so can be a bit awkward if you are going in/out at the same time as the neighbours (exactly what happened to me!). On the inside, the place is nice enough. Lisa takes great care to keep it at a comfortable temperature, which was a pleasant touch.
Appearance
Lisa is an attractive and very smiley Asian lady, I think of either Thai or Vietnamese descent. I didn't get the chance to ogle her too much but she has a lovely pair of knockers too.
Services
After arriving in the area, Lisa texted me the house number. Once inside, and with the pleasantries out the way, she asked me whether I wanted a 30-minute or 1-hour massage - I asked for an hour (£40). She also asked how firm I'd like it - she's happy to go as firm as you like, but medium suited me fine. I didn't mention anything about extras, assuming we'd deal with that at a later stage... but before I was even on the massage table she asked me whether I wanted HE or B2B with that, at a cost of £20 each. I said I'd be happy with both, bringing the total to £80.
Having sorted out the paperwork, she directed me to get my kit off and, to my surprise, sit down adjacent to the massage table and put my feet in a bowl of warm water she had prepared. This was a nice touch as it was a tad cold outside, and with these autumn/winter punts I tend to find your hands and feet can still be ice cold by the end of the punt. After a quick foot massage, I was directed onto the table, front down. She placed a few hot, damp towels on me, and the massage started proper.
I won't give a blow-by-blow account of the massage but suffice to say it was excellent. I've never had a 'hot' oil massage before, but it makes a big difference. I found her style very relaxing and also sensual. Unusually she has quite long nails, but she uses these quite effectively to tease and tickle your sensitive parts, and I didn't get any scratches. The B2B was excellent, especially on the front. Again, she uses tons of hot oil, and this makes it a real experience.
My only gripe is that, once she had moved from the B2B to the HE, she brought things to head pretty quickly. I would have loved a bit more in the way of edging, but ah well!
After cleaning me up, she gave me another ten mins or so of massage on my front, and then offered me a shower. She also offered me a cuppa, which I happily accepted. Having showered, got changed, had my cuppa and a bit of a natter with Lisa, I left her place almost exactly an hour after I arrived (plus a big smile).
Summary
Honestly, this goes right up there as one of the best FBSMs I've had in my limited punting experience. Her massage was brilliant, and the extras were delivered with gusto. She was very cheery on the day, and easy to talk to. It's clear to me she takes a lot of pride in the quality of service she provides and that really shows. I will 100% be visiting her again next time I get the opportunity.
