Bad comms, you feel like you have to force a reply but eventually agreed a time, I was hoping for 10pm but due to the bad comma ended up being 11.30 pm, askEd for the address and received a postcode, drove there and arrived 10 minutes later as agreed.

I text her to say I'might at the postcode, what's the actual address and received a text saying "client wants to extend, by 20 minutes".

I decided to leave, she had all ready messed me around too much and there was no guarantee that wouldn't have pushed on for an hour.  Plus what the hellos she doing texting me if she's got a client with her?
