Hello there,

A last-minute planned punt became a write-off after the WG text me to say that 'The Landlord has arrived' and that she now can't see me (unlikely story as this was 9pm on a Saturday Night).

This is the second time that this has happened since I started punting, so I wonder, is this some sort of code like 'paperwork' is? If so, what does it mean?

It's bollocks as landlords don't just turn up as they have to give at least 24 hours notice and it has to also be at a reasonable time. 9pm is not a reasonable time.  A landlord can get in a lot of trouble if they just turn up and either demand entry or let themselves in

I have been renting working flats for almost six years and have never had a landlord just turn up and if he had I would have told him to poss off and come back when he had arranged it properly

Basically she either bumped you or got a better offer or decided to go out for the night

I've never had it used on me but was the cause for it to be used on someone else through no fault of my own. I tried to book a girl I had seen a few times but she was busy at the time I wanted and couldn't make it later. I left it there and said I would try another day. She texted me back a couple of minutes later to say I could come at the time I initially requested. Once I arrived I inquired about the change and she told me she pushed the clients booking an hour back by telling them the landlord was coming. The punter accepted it and agreed to come an hour later. I felt slightly guilty even though I hadn't done anything wrong.

Landlord, boyfriend, mum, dad or period arriving.

As long as you don't lose money and the only real loss is fuel and time.  Decide if she is worth a second try, if not move on and post a warning on here.

Life is too short to waste time fretting on these things.

might be landlord who is getting laid in return for reduced/no rent - so she could not see you as she was going to be paying the rent.

Landlord = other punter. Either a double booking or a longer booking. Either way, you were bumped and she took the piss.

Was in the middle of a punt in a house when the Landlord actually arrived, heralded by banging coming from the next door bedroom (with a hammer rather than another punter banging her housemate).  Apparently they were expecting the Landlord to arrive at sometime during the day to fix a light-fitting in the other bedroom, but didn't know exactly when.  This wasn't a ploy to end the meeting early as it carried on for the allotted time (albeit rather quietly) and then the other girl, who had come into the room to tell us how she was going to get me out, went to distract him and close the other bedroom door whilst I was hastily smuggled down the stairs at out of the house. Lucky that he wasn't working on the landing, although he had left his bag at the top of the stairs and was coming in and out of the bedroom to collect his tools.

Same happened to me.
Was banging away in doggy when there was a knock on the bedroom door, it was the landlord who had let himself in.
The WG went ballistic at him, ordered him out and we continued are shagging session.

a  tenant has the right to quiet enjoyment of the leased premises regardless of whether the rental agreement contains such a covenant.
i'm a landlord and would not dream of just turning up and entering with my key. Visits are arranged in advance and i always ring the bell anyway even if the tenant said they would be out.
you've been bumped for who knows what reason, so neg review.

To be fair I was once fucking an escort and the door bell rang. There was about 20 mins left. Turns out it was a plumber there to fix a water leak or something in her working flat. She told him to come back in twenty mins and just continued on.

I would only accept a landlord excuse for a 10-20 min delay. Surely landlords don't turn up for a cup of tea. If something needs fixed it's a quick ten minutes thing and that's it. If you have been bumped 30-60 mins then she got an extended booking or better offer.

I have been delayed once on entry as the lastbpunter was slow. She asked me to sit down and would take ten mins to shower and get ready and time would start after she arrived back.
