She'll travel huge distances, there's a minimum booking of 90-120 min or more depending on location, a deposit is required, travel costs are extra and prices vary depending on location and time of day.

If you're both in Leeds it might make it a more "normal" outcall but it still seems an odd setup and no way would I be paying a deposit or £70 for a one hour massage with no guarantee of more included in the price.
