Nope, no cigar!
That's only part of the story. There's no categorical statement as to whether the HR was included in the price. There's no mention if a menu of extras were offered and the prices associated.
N22/N13 share a lengthy border so the instructions about location are too vague, especially when lacking any reference to convenience to transport.

What he said was correct though. The price on Gumtree might not include the HR which is important and the reviewer never said what he paid for that service.
