This is the new base of the lot formerly established in The Woodlands, off Beulah Hill in Upper Norwood.  The VS ad says Lower Sydenham but this is actually more like Sydenham proper, close to where Kirkdale and Dartmouth Road converge.  It's on the 3rd floor of a dilapidated terrace on a nice, neighbourly street.

They seem to be advertising widely as a couple of recent VS ads for obvious Chinese B&S girls had appeared for Beckenham and Bromley but upon enquiry the common number replied with a postcode in Sydenham!

I remember the Woodland gaff very well pre-covid....never any parking, down a treacherously steep set of steps, avoid the dangerous swinging metal door and low ceiling to be confronted by an elderly Mama-san in her kitchen perpetually cooking noodles on her stove. Would then be asked if i wanted "bedroom" or "massage room"...my choice of which once id recovered from near asphyxiation from the cooking smells depended on the appearance of whichever random asian lady was plying her trades on the day. On several occasions if i chose the bedroom mama-san would shout and a little old chinese bloke (likely her husband rather than security) would shuffle out into the other room, bless him.
Was like buying a lottery ticket going there as you could get a great experience or a car crash.....

What happened with Woodlands? It was operating until 4 or 5 few months ago. Now the phone is unanswered.
