I found Roxa a very decent punt, would be a great Plan B any time.

The only thing that annoyed me was getting into the flats, that was a nightmare as I recall.

Outside gate, followed by main close door and up in to Roxa. Could be I'm the odd one out but never had an issue getting in over my couple of visits.

The problem I had was that the secure gate entry wasn't working and I had to wait for someone (Joe Public) to let me in (because Roxa was in her 'working gear').
