There used to be an agency near Heathrow that used this as a cover story for at least one of their flats.  They had a mostly older clientele at the time, so assume the reasoning was that it was a good explanation for younger girls and older men visiting the place.

I don't have a problem with it as such, and like you think it's a genuine reason for not going ahead with the booking.  I'd never mention it to a girl though; firstly for the same reason I wouldn't go ahead with the booking in the first place and secondly because I can see girls taking it as threatening.

I used to work on an entertainment plaza. There were flats built on to it as part of it. We used to see hookers in the summer in bikinis having a fag on the balcony and waved at them all the time and they would wave back.

The nearest I've ever lived to an SP is a mile (as the crow flies) or 2 miles by bus. (I've not driven since I took early retirement from work aged 61, so I go everywhere by public transport.) Very occasionally, I use taxis, though never for punting.
